Title Insurance Title insurance will be included in the closing costs to insure that no other party can claim title to your property. Low Down PaymentsChild support or alimony payments If you pay or receive child support or alimony payments, you will need to show a copy of a divorce decree. If you rely on the child support received to qualify for the requested loan, you also will need records from the state child support office showing payments received for the prior 12 months. You and an attorney (if you choose to have an attorney represent you) should review the loan commitment carefully. Make sure the terms are acceptable to you. Assuming you and the lender come to terms, your agreement with the lender is now complete. What is Prepaid Interest? This is interim interest that accrues on the mortgage loan from the date of the settlement to the beginning of the period covered by the first monthly payment. Since interest is paid in arrears, a mortgage payment made in June actually pays for interest accrued in the month of May. Because of this, if your closing date is scheduled for June 15, the first mortgage payment is due August 1. The lender will calculate an interest amount per day that is collected at the time of closing. This amount covers the interest accrued from June 15 to July 1. Also, consider the following advice from the U.S. Department of Housing and Urban Development when applying for a loan: Be sure to read and understand everything before you sign. Refuse to sign any blank documents. Do not buy property for someone else. Do not overstate your income. Do not overstate how long you have been employed. Do not overstate your assets. Accurately report your debts. Do not change your income tax returns for any reason. Tell the whole truth about gifts. Do not list fake co-borrowers on your loan application. Be truthful about your credit problems, past and present. Be honest about your intention to occupy the house. Do not provide false supporting documents. What is refinancing, and when should I apply for it? Refinancing involves obtaining a new mortgage loan on a property already owned - often to replace existing loans on the property. When the mortgage rates are low, it may be a good time to refinance. Refinancing can save you money on your monthly mortgage payments. Know your rights if you have been turned down for a loan. The lender must explain in writing why the loan was turned down, within 30 days from your submission of a completed application. You will receive an adverse action notice stating a specific reason for the denial. The notice will also tell you which federal agency to contact if you think the lender or mortgage broker has illegally discriminated against you. Mortgage bankers may have problems just because they are too big or they may operate like well oiled machines. A lot depends on the branch or office you deal with. Now get out your bills and total them up to determine what you spend monthly on debt. Do not include your auto insurance or your utilities. Just creditors. For credit cards, use the minimum required monthly payment unless it is less than ten dollars. The rest should be fairly straightforward. Many of the reasons for a loan denial can be corrected over time. These may include that you show insufficient money for a down payment, excessive debt or a poor credit history. Once your financial situation or credit profile has improved you can apply again for a loan. These wholesale divisions offer loans to mortgage brokers at a lower cost than their retail branches offer them to the general public. The mortgage broker then adds on his fee. The result for the borrower is that the loan costs about the same as if he obtained a loan directly from a retail branch of the wholesale lender.
