Are there different types of mortgages?Please note: What may appear as a low interest rate may have a lot of optional loan discount points added to increase the effective rate to the lender. When shopping for mortgage rates, get the APR from your lender to make sure you have an accurate comparison to other available mortgage rates. Are there fees? Who pays them? and How are they paid? Fees such as appraisal, title, escrow, and credit report fees are being incurred, but the new lender pays for everything to get you as their client. The new lender also pays East West Mortgage to perform the service. You, however, pay nothing and will not have any costs rolled into the new loan amount. If the seller wishes to be released from liability on a loan which is freely assumable, the buyer and seller may request we complete a qualifying assumption. If we give credit approval of the buyer, we will release the seller from liability. Should I choose a fixed rate or adjustable rate loan? Fixed rate loans have a stated interest rate that does not change over the life of the loan, whereas the rates on adjustable rate loans are linked to an index and change as the index rate changes. Many mortgages, such as a 5-Year Fixed (30 Year), start as a fixed rate loan and then convert to an adjustable rate. Adjustable rate loans have more risk due to the possibility that the interest rate could increase. However, because you are assuming some of the risk the lender will generally reward you with a lower interest rate. Before you begin searching for a home—and a mortgage—it’s important to take a close look at the funds you have available to make your purchase. You’ll want to consider: Your present income; Your expected income over the next few years; Outstanding long-term debt; and How long you expect to stay in your home. How do I know how much I can afford? Almost all loan officers are paid on commission. The amount earned by the loan officer and the branch is subject to a split -- just like real estate agents. Part of it goes to the loan officer and part goes to the branch. Any fees that are not part of the points go to the branch (or company) and are not subject to the split. How are surpluses and shortages handled? If your escrow analysis reflects a surplus over $50.00, a check for the surplus will be sent to you along with your escrow analysis. If the surplus is less than $50.00, this amount will be divided by twelve and used to reduce your monthly escrow payment. If your escrow analysis reflects a shortage, we collect the shortage over the next twelve months by adding one-twelfth of the shortage amount to your monthly mortgage payment. If you prefer, you may pay the shortage in full, and we will adjust your monthly payment amount accordingly. How Much House Can You Afford? Debt-to-Income Ratios To determine your maximum mortgage amount, lenders use guidelines called debt-to-income ratios. This is simply the percentage of your monthly gross income (before taxes) that is used to pay your monthly debts. Because there are two calculations, there is a front ratio and a back ratio and they are generally written in the following format: 33/38. |
