How do I know which type of mortgage is best for me? Since some mortgage options are less conservative than others, it is important to determine if you are a “risk-taker” or if you prefer more stability in your financial dealings. Review your credit history to optimize your borrowing ability. Be sure that the information in your credit report is accurate. Inaccuracies or damage done by credit or identity fraud can seriously impact your credit rating and eligibility for the best mortgage loan programs. Mortgage insurance protects the lender and investor, or owner of the loan, against loss if the borrower defaults in their repayment of the loan. This type of insurance is typically required on loans where the borrower makes a down payment of less than 20 percent. Without the added protection of mortgage insurance, most lenders would not be willing to make loans to borrowers with small down payments. Any premiums collected for the payment of mortgage insurance on your loan are remitted to the company or agency providing the insurance coverage.Two major agencies—the Federal National Mortgage Association (FNMA) or Fannie Mae and the Federal Home Loan Mortgage Corporation (FHLMC) or Freddie Mac—can purchase conforming loans. For lenders who sell their loans after they are closed, there is an extremely liquid market. But the availability of potential buyers is reduced greatly when the loan amount goes above the conforming limit. To attract enough buyers for these loans, a lender often increases the rate on non-conforming loans. The conforming loan limit is adjusted annually at year-end by FNMA and FHLMC. Some lenders also have their own guidelines for dollar differentiation between conforming and non-conforming loans. I’d like to own my own home. What’s the first step? Before you begin searching for a home—and a mortgage—it’s important to take a close look at the funds you have available to make your purchase. You’ll want to consider: Your present income; Your expected income over the next few years; Outstanding long-term debt; and How long you expect to stay in your home. How do I know how much I can afford? Mortgage Brokers Mortgage Brokers are companies that originate loans with the intention of brokering them to wholesale lending institutions. A broker has established relationships with these companies. Underwriting and funding takes place at the wholesale lender. Many mortgage brokers are also correspondents, which is why many of them also claim to be mortgage bankers. Mortgage brokers deal with lending institutions that have a wholesale loan department. If, on the other hand, you are unwilling to start pouring even more of your money into the stock market for fear of watching it disappear down the drain, there are other options. It is relatively easy to transfer from an interest-only to a repayment mortgage, and most lenders will let you do so, although you might have to pay a fee of, say, £50, says David Hollingworth of London & Country mortgages. Adjustable Rate MortgageBANKS and SAVINGS & LOANS Their major strength is that you will recognize their name. Banks and Savings & Loans often operate as portfolio lenders, but as the lending world has changed, most also operate as mortgage bankers and sometimes brokers. The loan is called a reverse mortgage because the direction of payments is reversed - the lender pays the borrower rather than the other way around. The borrower can receive the funds in their choice of a lump sum payment, line of credit, monthly payments for as long as they live in the home, or any combination of these choices. Some programs offer monthly payments for a specific period of time, while others can be combined with an annuity to offer monthly payments for life, no matter where you live. The borrower can remain in the home for the rest of their life should they choose to do so. No repayment is required until the borrower permanently vacates the home. This is how it works now: You talk to practically any lender and apply for a loan. They do all the processing and verifications and finally, you own the house and now you have a home loan and you make mortgage payments. You might be making payments to the company who originated your loan, or your loan might have been transferred to another institution. Learn more about negative amortization Low Down PaymentsAs stated above, both PMI and FHA Mortgage Insurance protect the investor who owns the loan in the event of a default on the loan. These types of mortgage insurance do not pay off the loan on your behalf if something should happen to you. Should I choose a loan with negative amortization? LOAN generally recommends that people stay away from these types of loans due to the high risk. Most adjustable rate mortgages (ARM) adjust the payment when the interest rate changes. However, negative amortization ARMs have a fixed payment option, even when the interest rate increases. Therefore it is possible that the total loan balance may actually grow over time. Correspondents Correspondent is usually a term that refers to a company which originates and closes home loans in their own name, then instead of selling those loans in pools, they sell them individually to a larger lender, called a sponsor. The sponsor acts as the mortgage banker, re-selling the loan to Ginnie Mae, Fannie Mae, or Freddie Mac as part of a pool. |
