What Is A Loan To Value (LTV) And How Does It Determine The Size Of The Loan? The loan to value ratio is the amount of money you borrow compared with the price or appraised value of the home you are purchasing. Each loan has a specific LTV limit. For example: With a 95% LTV loan on a home priced at $50,000, you could borrow up to $47,500 (95% of $50,000), and would have to pay $2,500 as a down payment. The LTV ratio reflects the amount of equity borrowers have in their homes. The higher the LTV the less cash homebuyers are required to payout of their own funds. So, to protect lenders against potential loss in case of default, higher LTV loans (80% or more) usually require mortgage insurance policy. Is it truly No-Cost? Yes. You pay absolutely no points, fees, or closing costs of any kind. Other lenders may advertise No-cost loans but they add fees to your loan balance or the loan has an expensive prepayment penalty. None of our loans are structured this way. At East West Mortgage, we pay your: - credit report**, - recording fees, - lender attorney review fee, - title insurance, - closing attorney fees, - appraisal**, - courier, - flood certification, - title search, - tax service fee, - and everything***.Changing At Renewal - If we collect funds through escrow for your insurance and you wish to change insurance companies at the time your current policy comes up for renewal, we will pay the premium for the new policy from funds currently held in your escrow account. However, you must contact our Customer Service area at 1.800.367.6448 at least one month prior to the renewal date and advise us you are changing companies, so we do not pay the renewal premium for your old policy. You must also make sure your agent sends us the premium billing for the new policy before the old policy expires. When changing insurance companies, the effective date of the new policy must be the same as the expiration date of the old policy, so there is no lapse in coverage. They will often pay more compensation to their loan officers for originating a portfolio product than for originating a fixed rate loan. You may also find that they are not as competitive as mortgage bankers and brokers in the fixed rate loan market, though this is no longer a hard and fast rule. What are closing costs? Once a loan has been approved by the lender, the buyer is asked to go to settlement to sign papers, and the loan process is complete! There are certain costs involved in closing a loan which usually amount to about 2%-6% of your mortgage loan. For example, if your mortgage loan is $85,000, your closing costs might range from $1700 to $5100. These closing costs will be in addition to your down payment on the house. If you are self-employed or receive 1099 income, then you need a two-year track record. Lenders go by what you declare to the IRS as income, since that is documentable. Since some self-employed people overstate their expenses, this may understate your income. Look at the Schedule C of your tax returns for the last two years and the number at the bottom that says profit is your annual income. You can add any depreciation to that figure. Add them together and divide by twenty-four. |
