Should I choose a fixed rate or adjustable rate loan? Fixed rate loans have a stated interest rate that does not change over the life of the loan, whereas the rates on adjustable rate loans are linked to an index and change as the index rate changes. Many mortgages, such as a 5-Year Fixed (30 Year), start as a fixed rate loan and then convert to an adjustable rate. Adjustable rate loans have more risk due to the possibility that the interest rate could increase. However, because you are assuming some of the risk the lender will generally reward you with a lower interest rate. These loans are best for borrowers who do not plan on keeping the loan for the full term. Most experts agree that if you plan to be in your house for at least 18 months and you can get a rate 2% less than your current one, refinancing is smart. Refinancing may, however, involve paying many of the same fees paid at the original closing, plus origination and application fees.Can I convert my loan to a fixed interest rate? Some ARM loans give you the option of converting your loan from an ARM to a fixed rate loan. This opportunity is usually only available for a limited period of time. If the loan is not converted to a fixed rate during this time period, the interest rate will continue to adjust for the life of the loan. Please refer to your loan agreement to determine whether or not your loan contains a conversion option. If it does, the loan documents will specify when this option is available, and how the conversion rate is calculated. For example, if more new jobs were created in the previous month than the prognosticators expected, that could indicate the economy is speeding up faster than expected, which could be inflationary. Interest rate markets fear inflation. The day new employment figures are announced (the first Friday of each month) rates could swing wildly to the up side. They are essentially prepaid interest, with each point equaling 1% of the total loan amount. Generally, for each point paid on a 30-year mortgage, the interest rate is reduced by 1/8 (or .125) of a percentage point. When shopping for loans, ask lenders for an interest rate with 0 points and then see how much the rate decreases with each point paid Know your rights if you have been turned down for a loan. The lender must explain in writing why the loan was turned down, within 30 days from your submission of a completed application. You will receive an adverse action notice stating a specific reason for the denial. The notice will also tell you which federal agency to contact if you think the lender or mortgage broker has illegally discriminated against you. Will you pay my taxes in time to obtain the discount?
