How Much House Can You Afford? Debt-to-Income Ratios To determine your maximum mortgage amount, lenders use guidelines called debt-to-income ratios. This is simply the percentage of your monthly gross income (before taxes) that is used to pay your monthly debts. Because there are two calculations, there is a front ratio and a back ratio and they are generally written in the following format: 33/38. What are closing costs? What is an Escrow Account? Closing costs and procedures vary from state to state and from county to county. In some jurisdictions, an attorney represents the lender. In others, the title company represents the lender. There may be state or county transfer taxes to be paid. There may also be fees for recording certain documents. There are also standard charges that are paid at all closings. Taxes, title insurance premiums, and interest on the loan pro-rated from the closing date to the end of the month. The first, most widely available reverse mortgage in the United States was the federally-insured Home Equity Conversion Mortgage (HECM), which was authorized in 1987. Due on Sale - Some loans do not allow assumption by another party, and are referred to as due on sale. If your loan contains a due on sale provision, the loan must be paid in full if your property is transferred in violation of the loan documents. Hazard Insurance This insurance is a contract that protects you from any financial losses on your property that might result because of fire, flood, or any other hazards. Fannie Mae, a large private investor in home mortgages, has designed two of its own reverse mortgage products. These include the Home Keeper reverse mortgage, and Home Keeper for Home Purchase. The latter allows a senior to obtain a Home Keeper reverse mortgage in connection with the purchase of a new home in a single transaction. Fannie Mae purchases Home Keeper mortgages, as well as FHA HECMs, from private lenders that originate these loans. In fact, Fannie Mae is the largest investor in HECMs and in reverse mortgages overall. Documents Required for Closing Your New Home Mortgage LoanWhat is a rate lock-in? A lock-in, or rate lock option, ensures the borrower a commitment to a specified mortgage rate, including not only the interest rate but also its discount/origination points. The borrower must agree with an authorized representative of East West Mortgage Company for a specific interest rate in order to choose this option. It is also possible to choose not to lock-in a specific rate, but instead to float for a certain number of days. Floating means simply a borrower electing to have interest rates move up and down according to market conditions until a specific rate is elected to be locked-in. All borrowers electing this option must lock-in a rate and its discount points at least five (5) business days prior to a scheduled settlement, or else your settlement will be delayed. FHA FinancingBeginning with your first adjustment, the new interest rate on your loan is calculated according to the formula in your loan agreement. This rate is typically determined by taking the index specified in your loan documents (such as the One-Year Treasury Index), and adding it to a fixed percentage, called the margin. This figure may then be rounded, and is often subject to rate caps, which limit how much your interest rate may change at any given adjustment, or over the life of the loan. Examples of two of the largest mortgage bankers are Countrywide Home Loans and Wells Fargo Mortgage. One is associated with a bank and the other is not, but both are most correctly classified as mortgage bankers. A lot of companies call themselves mortgage bankers and some deserve the title. For others, it is mostly marketing. Conventional loans do not require mortgage insurance with a LTV of 80% or less. And special programs like the FHA, VA, and others may not require any down payment. How do I know which loan program will benefit me the most?Once you have calculated your monthly income, multiply it by the back ratio for your particular loan. For generic purposes, it is fairly easy to work with thirty-eight. Take 38% of your monthly income or multiply it by .38. That tells you the maximum the lender wants you to spend on your housing costs and monthly consumer debt combined. |
