For example, say the loan officer decides he and his branch are going to earn one point. When you call and ask for a rate quote, he will add one point to the cost of the loan and quote you that rate. According to the rate sheet above, seven percent will cost you zero points. Six and three-quarters percent will cost you one point. Review your credit history to optimize your borrowing ability. Be sure that the information in your credit report is accurate. Inaccuracies or damage done by credit or identity fraud can seriously impact your credit rating and eligibility for the best mortgage loan programs. A home equity line of credit is a set amount of money you are approved to use whenever you like. You access your funds by writing checks. As you repay the balance, you can reuse it up to your approved credit limit. You are charged interest based on the unpaid balance. A line of credit gives you the flexibility to borrow funds when you need them. When the line of credit expires, you need to renew or pay your outstanding balance. Almost all loan officers are paid on commission. The amount earned by the loan officer and the branch is subject to a split -- just like real estate agents. Part of it goes to the loan officer and part goes to the branch. Any fees that are not part of the points go to the branch (or company) and are not subject to the split. Adjustable rate loans have more risk due to the possibility that the interest rate could increase. However, because you are assuming additional risk the lender will generally reward you with a lower interest rate and monthly payment during the initial fixed interest period. These loans are of particular benefit to borrowers that plan to either sell the property or refinance before reaching the adjustable period. Step Three - a Little Guesswork The next step requires a little guesswork. If you have a vague idea of what price you might qualify for, you can estimate what your annual property taxes and homeowners insurance might cost. From there, you can easily calculate the monthly equivalent. Subtract those figures from your maximum monthly housing costs total. Check the lifecap on your equity line Many credit lines have lifecaps of 18%. Be prepared to make high interest payments if rates move upwards. Pre-approving your loanFannie Mae, a large private investor in home mortgages, has designed two of its own reverse mortgage products. These include the Home Keeper reverse mortgage, and Home Keeper for Home Purchase. The latter allows a senior to obtain a Home Keeper reverse mortgage in connection with the purchase of a new home in a single transaction. Fannie Mae purchases Home Keeper mortgages, as well as FHA HECMs, from private lenders that originate these loans. In fact, Fannie Mae is the largest investor in HECMs and in reverse mortgages overall. This is how it works now: You talk to practically any lender and apply for a loan. They do all the processing and verifications and finally, you own the house and now you have a home loan and you make mortgage payments. You might be making payments to the company who originated your loan, or your loan might have been transferred to another institution. Financial Education, Available Products In some programs, senior homeowners must complete an approved financial education session -- sometimes called counseling -- before they can fill out an application for a reverse mortgage. Reverse mortgages are offered by banks, thrifts, mortgage banking firms, consumer finance firms, and financial services corporations. Normally, PMI may be removed if you have reduced the principal amount of your loan to 80% or lower than the original purchase price. It also may be removed if you have obtained an independent appraisal stating that the outstanding principal amount of the loan is 80% or lower than the appraised value. Some lenders do not require PMI. Instead, they may increase their origination fee and/or the interest rate on the loan. This can represent a significant advantage to the borrower since PMI premiums are not deductible for tax purposes and mortgage interest is usually deductible. |
