For those with interest-only mortgages, though, the outlook is slightly different. Description of a Reverse Mortgage A reverse mortgage is a special type of loan made to older homeowners to enable them to convert the equity in their home to cash to finance living expenses, home improvements, in-home health care, or other needs.15, 30 Year Jumbo Programs A jumbo mortgage is a mortgage loan which is larger than the limits set by Fannie Mae and Freddie Mac ($240,000 as of 1/1/99). Since these two agencies will not purchase these types of loans, they usually carry a higher interest rate (to enhance their value and marketability to investors). Attorney/Closing Agent The attorney or closing agent is responsible for ensuring that all documents have been completed properly including those related to the title search and title insurance. The closing agent will explain all closing documents to you and the seller, obtain your signatures, and record the documents with the appropriate local governments. He or she also will collect the transaction fees and give them to the appropriate parties. Individuals likely to be interested in a stated income loan are typically self-employed or individuals who write-off a large portion of their income such as contractors, waiters & waitresses. Why are Home Equity Loans and Lines of Credit so popular? Because home equity loans and lines of credit are secured by your home, there are three distinct advantages over other types of loans: lower interest rates, tax deductible interest (consult your tax advisor) and large loan amounts. Based on your personal financial situation, you may be able to borrow up to 100% of your available home equity. FHA financing means the Federal Housing Administration (FHA) has guaranteed the repayment of the loan to the lender. Because there is less risk involved for the lender, a smaller down payment is often possible. But FHA loans require the borrower to pay mortgage insurance premiums. The amount of this premium varies; check with your lender if you have questions. Both fixed rate and adjustable rate loans are available with FHA financing.Lender |
