If the borrower fails to pay back the loan through mortgage payments, the lender has the right to put the home on the market for sale to recover the money owed to the lender. This is known as foreclosure.

What happens after my loan is paid in full? A check for any remaining balance in your escrow account will be mailed to you or your closing agent usually within ten business days after the date your payoff funds are received. Your release papers will be mailed within 30 days after the date your payoff funds are received, or such shorter time as may be required in some states.

Provide your mortgage company with documents in a timely manner If you let your rate lock expire, you could end up paying higher rates.

Locking In Lenders are often asked whether to lock in a loan or to float your interest rate in hopes of getting a better rate. Unless you can predict the future of our economy, The Expert strongly advises each borrower to lock in his or her loan upon completion of an application or at the earliest possible time allowed by your lender. Rates change with most programs without notice. By the time you learned about negative information in the sensitive interest rate market, it would probably be too late to capture the old prices. The Expert has learned that things get bad a whole lot faster than things get good and suggests that each borrower lock their rate when they can. You will sleep well at night knowing that you have a payment you can live with.

Two major agencies—the Federal National Mortgage Association (FNMA) or Fannie Mae and the Federal Home Loan Mortgage Corporation (FHLMC) or Freddie Mac—can purchase conforming loans. For lenders who sell their loans after they are closed, there is an extremely liquid market. But the availability of potential buyers is reduced greatly when the loan amount goes above the conforming limit. To attract enough buyers for these loans, a lender often increases the rate on non-conforming loans. The conforming loan limit is adjusted annually at year-end by FNMA and FHLMC. Some lenders also have their own guidelines for dollar differentiation between conforming and non-conforming loans.

Most often, your home purchase signals the beginning of a long relationship with a financial institution. You should not only look for a lender with competitive rates, but one you will be compatible with -- and who can take care of your needs over the years.

Repayment Plans - These are verbal agreements allowing you to make a full payment and late charge plus a portion of another payment each month until you bring your loan current. These plans typically last no longer than four months. For example, if you are unable to make your payment this month, you may be allowed to establish a repayment plan where you would make one and one-half payments (plus late charge) next month and the following month to bring your loan current.

What is the difference between a Home Equity Loan and a Home Equity Line of Credit?

An alternative to paying points is to receive a credit from the lender in exchange for a higher interest rate. Whereas points are added to your closing costs, a credit is used to reduce your closing costs. Once again, you can receive a credit of approximately one point by raising your interest rate .25%.

For example, if more new jobs were created in the previous month than the prognosticators expected, that could indicate the economy is speeding up faster than expected, which could be inflationary. Interest rate markets fear inflation. The day new employment figures are announced (the first Friday of each month) rates could swing wildly to the up side. A few days later the Purchasing Managers Index might show a smaller number than expected and rates will fall again.

The first, most widely available reverse mortgage in the United States was the federally-insured Home Equity Conversion Mortgage (HECM), which was authorized in 1987.

Mortgage Insurance This is an insurance policy that pays mortgage lenders for part of their financial losses if a borrower fails to fully repay a loan. Mortgage insurance makes it possible to buy a home with a low down payment. What types of insurance do I need to know about?
