When will you know my new interest rate? If you have an FHA or VA ARM loan, we will mail you a letter showing your new interest rate approximately six weeks before your new payment amount is due. If you have a conventional ARM loan, we will mail you a letter showing your new interest rate approximately eight weeks before your new payment amount is due.

The guidelines are just guidelines and they are flexible. If you make a small down payment, the guidelines are more rigid. If you have marginal credit, the guidelines are more rigid. If you make a larger down payment or have sterling credit, the guidelines are less rigid. The guidelines also vary according to loan program. FHA guidelines state that a 29/41 qualifying ratio is acceptable. VA guidelines do not have a front ratio at all, but the guideline for the back ratio is 41.

You should also make sure your agent sends us proof of the new coverage promptly after you change companies. If we do not receive this information by the time your old policy expires, we may think the property is uninsured, and request lender-placed insurance to cover your home.

If you are self-employed or receive 1099 income, then you need a two-year track record. Lenders go by what you declare to the IRS as income, since that is documentable. Since some self-employed people overstate their expenses, this may understate your income. Look at the Schedule C of your tax returns for the last two years and the number at the bottom that says profit is your annual income. You can add any depreciation to that figure. Add them together and divide by twenty-four.

Normally, PMI may be removed if you have reduced the principal amount of your loan to 80% or lower than the original purchase price. It also may be removed if you have obtained an independent appraisal stating that the outstanding principal amount of the loan is 80% or lower than the appraised value. Some lenders do not require PMI. Instead, they may increase their origination fee and/or the interest rate on the loan. This can represent a significant advantage to the borrower since PMI premiums are not deductible for tax purposes and mortgage interest is usually deductible.

With other investments, though, the onus is on the homeowner to check that things are going the right way.

This is an equity-based investment with a contract that usually lasts the same length of time as the mortgage term, and which, on maturity, should amount to enough to pay off the capital of your loan. All too frequently though, in recent times, endowment policies have been failing policyholders and leaving them with massive shortfalls.
