Mortgage Bankers A true Mortgage Banker is a lender that is large enough to originate loans and create pools of loans which they sell directly to Fannie Mae, Freddie Mac, Ginnie Mae, jumbo loan investors, and others. Any company that does this is considered to be a mortgage banker. They can very greatly in size. Some may service the loans they originate, but not all of them will. Most true mortgage bankers have wholesale lending divisions. I’d like to own my own home. What’s the first step? Before you begin searching for a home—and a mortgage—it’s important to take a close look at the funds you have available to make your purchase. You’ll want to consider: Your present income; Your expected income over the next few years; Outstanding long-term debt; and How long you expect to stay in your home. How do I know how much I can afford? Provide your mortgage company with documents in a timely manner If you let your rate lock expire, you could end up paying higher rates. Locking In Lenders are often asked whether to lock in a loan or to float your interest rate in hopes of getting a better rate. Unless you can predict the future of our economy, The Expert strongly advises each borrower to lock in his or her loan upon completion of an application or at the earliest possible time allowed by your lender. Rates change with most programs without notice. By the time you learned about negative information in the sensitive interest rate market, it would probably be too late to capture the old prices. The Expert has learned that things get bad a whole lot faster than things get good and suggests that each borrower lock their rate when they can. You will sleep well at night knowing that you have a payment you can live with. Maybe. You may have to do some fine-tuning to zero in on the exact figure. Plus, lenders know how to stretch a client a bit higher if they need it. What does it mean to have 0 points or 1 point or 2 points? A point is one percentage of the loan amount. Lenders offer rates which may be lower but require paying points. A rate of 7.875% with 1 point for a loan of $100,000 would require the borrower to pay a total of $1000 to the lender upon settlement of the loan. A rate of 8.000% with 0 points will require no payment to the lender, but the interest rate is slightly higher. Points will lower rates and are of benefit if you have some cash for the down payment and can therefore lower the rate. You should intend to keep the loan for its full term. Beginning with your first adjustment, the new interest rate on your loan is calculated according to the formula in your loan agreement. This rate is typically determined by taking the index specified in your loan documents (such as the One-Year Treasury Index), and adding it to a fixed percentage, called the margin. This figure may then be rounded, and is often subject to rate caps, which limit how much your interest rate may change at any given adjustment, or over the life of the loan. ClosingThe Advantages of Different Types of Mortgage LendersAppraiser The appraiser will be hired by the mortgage broker or lender to determine the market value of your prospective home based on its condition and the selling prices of comparable homes recently sold in the area. This estimate helps the lender decide a reasonable loan amount for the mortgage. If a poor credit history was the reason you were denied the loan, you are entitled to a free copy of your credit report. You also have the right to dispute the accuracy or completeness of any information in your credit report. If you dispute any information, the credit reporting agency that prepared the report must investigate free of charge and notify you with the results of the investigation. How do I request a payoff statement? To request a payoff statement for your loan be mailed or faxed to you, log into the Home Loan Service Center and select the Statement Center option, then select Payoff Statement, or call our office at 1.800.367.6448 and select Option 2 from the Automated Loan Information Line. The statement will provide you with the exact amount needed to pay off your loan by a specific date, and other important information regarding paying your loan in full. Ordering the statement does not obligate you to pay the loan in full. Are there any penalties to refinance my no-cost loan in the future? There are no prepayment penalties of any kind. This allows you to take advantage of any future rate declines by refinancing at no cost again. Description of a Reverse Mortgage A reverse mortgage is a special type of loan made to older homeowners to enable them to convert the equity in their home to cash to finance living expenses, home improvements, in-home health care, or other needs. VA financing refers to home loans guaranteed by the Department of Veterans Affairs (VA). On a primary residence, qualified veterans may obtain mortgages from an approved lender without a down payment. The VA charges borrowers a processing fee. If you’re looking for a mortgage with payments that will remain essentially unchanged over its term, or if you plan to stay in your new home for a long period of time, a fixed rate mortgage is probably right for you. With a fixed rate mortgage the interest rate you close with won’t change—and your payments of principal and interest remain the same each month—until the mortgage is paid off. The fixed rate mortgage is an extremely stable choice. You are protected from rising interest rates and it makes budgeting for the future very easy. But in certain types of economies, the interest rate for a fixed rate mortgage is considerably higher than the initial interest rate of other mortgage options. That is the one disadvantage of a fixed rate mortgage. Once your rate is set, it does not change and falling interest rates will not affect what you pay. Fixed rate mortgages are available with terms of 15 to 30 years with the 15-year term becoming more and more popular. The advantage of a 15-year over a 30-year mortgage is that while your payments are higher, your principal will be paid off sooner, saving you money in interest payments. Also, the rates may be lower with a 15-year loan. |
