home loans - Alaska AK: Loans & Mortgages :: Refinancing :: Bad credit loans :: First time buyers home loans :: Advice on the best loan for you :: Mortgage advisor. What is Prepaid Interest? This is interim interest that accrues on the mortgage loan from the date of the settlement to the beginning of the period covered by the first monthly payment. Since interest is paid in arrears, a mortgage payment made in June actually pays for interest accrued in the month of May. Because of this, if your closing date is scheduled for June 15, the first mortgage payment is due August 1. The lender will calculate an interest amount per day that is collected at the time of closing. This amount covers the interest accrued from June 15 to July 1. Know your rights if you have been turned down for a loan. The lender must explain in writing why the loan was turned down, within 30 days from your submission of a completed application. You will receive an adverse action notice stating a specific reason for the denial. The notice will also tell you which federal agency to contact if you think the lender or mortgage broker has illegally discriminated against you. The Final Step - Almost Now you have to go to a mortgage calculator (click here) and plug in some numbers. In the payment area, put the figure you just calculated. Plug in the current fixed interest rate. If you are putting less than twenty percent down, add a half percent to the rate to allow for charges you will pay for mortgage insurance. Hit the calculate button and you should have your maximum mortgage amount. Add your down payment and you know your maximum purchase price. Here is an example of mortgage insurance for a $100,000 home at the current insurance rates: Down Payment on a Conventional Loan Monthly Mortgage Insurance Payment $3,000 down or a 97% LTV $56.58 $5,000 down or a 95% LTV $40.38 $10,000 down or a 90% LTV $27.00 $15,000 down or a 85% LTV $17.71 Items Paid in Advance (Prepaid Escrows) Most lenders require you to pay for some items that will be due after closing. These pre-paid items usually include first year insurance premiums (for hazard and mortgage insurance) and real estate taxes. First, the two types of loans are a conforming loan and a non-conforming/jumbo loan. Conforming loans are for amounts between $50,000 to $214,600. Jumbo loans cover loan amounts between $214,600 to $650,000. Higher loan values have special quotes. Loans can be fixed or variable (ARMS). Fixed rate loans are amortized over a period of 30, 15, or 10 years. Due to shorter commitments for rates, ARM (Adjustable Rate Mortgage) rates are typically lower than longer term rates. These are best suited for transient borrowers.Fixed Rate LoanRisk and Market Fluctuation Even when it is easy to predict a trend in interest rates, choosing not to lock in is a risk. That is because, even in the middle of a trend, the daily fluctuations of interest rates can be extremely volatile. Daily economic news affects interest rates, sometimes dramatically. LOAN offers the following stated income loans: Term Loan to value 30 Year Fixed (30 year) Up to 100% 15 Year Fixed (30 year) Up to 100% 7 Year Fixed (30 year) Up to 100% (conforming only) 5 Year Fixed (30 year) Up to 100% (conforming only) No-Cost Refinancing Questions and AnswersBy adding in the costs of closing your loan to the amount mortgaged the borrower can realize the benefits of a lower interest rate and lower monthly payments. This is a substantial advantage to those that cannot afford immediate payment of refinancing charges, but would like to take advantage of lower interest rates. How do I apply for a loan? Please note: What may appear as a low interest rate may have a lot of optional loan discount points added to increase the effective rate to the lender. Reviewing the APR will help you to determine if this type of situation exists. When shopping for mortgage rates, get the APR from your lender to make sure you have an accurate comparison to other available mortgage rates. You and an attorney (if you choose to have an attorney represent you) should review the loan commitment carefully. Make sure the terms are acceptable to you. Assuming you and the lender come to terms, your agreement with the lender is now complete. What does it mean to have 0 points or 1 point or 2 points? A point is one percentage of the loan amount. Lenders offer rates which may be lower but require paying points. A rate of 7.875% with 1 point for a loan of $100,000 would require the borrower to pay a total of $1000 to the lender upon settlement of the loan. A rate of 8.000% with 0 points will require no payment to the lender, but the interest rate is slightly higher. Points will lower rates and are of benefit if you have some cash for the down payment and can therefore lower the rate. You should intend to keep the loan for its full term. The Annual Percentage Rate is a good tool in comparing different lenders and the total costs involved in financing your new home. The APR takes into consideration all the costs involved in getting a mortgage and give a clearer picture of what you are paying in interest. When you look just at the interest rate this sometimes can be deceiving since their are so many ways and programs available for mortgages. A lower interest rate is always realized with Adjustable Rate Mortgages at first and then the interest rate will increase over the years. Also a lower interest rate cannot always be seen as a better deal because the lender could be charging more fees that will offset the benefit of the lower interest rate. |
