Who pays them? and How are they paid? Fees such as appraisal, title, escrow, and credit report fees are being incurred, but the new lender pays for everything to get you as their client. Usually, larger mortgage bankers are much better at promoting special first time buyer programs, cooperating with states and local governments. Get a written good-faith estimate of closing costs Within 3 working days after receipt of your completed loan application, your mortgage company is required to provide you with a written good-faith estimate of closing costs. Child support or alimony payments If you pay or receive child support or alimony payments, you will need to show a copy of a divorce decree. If you rely on the child support received to qualify for the requested loan, you also will need records from the state child support office showing payments received for the prior 12 months. Private Mortgage Insurance also enables mortgage companies to grant loans that would otherwise be considered too risky to be purchased by third party investors like the Federal National Mortgage Association (FNMA) and the Federal Home Loan Mortgage Corporation (FHLMC). The ability to sell loans to these investors is critical to maintaining mortgage market liquidity, which in turn, allows mortgage companies to continue originating new loans. If you are self-employed or receive 1099 income, then you need a two-year track record. Lenders go by what you declare to the IRS as income, since that is documentable. Since some self-employed people overstate their expenses, this may understate your income. Look at the Schedule C of your tax returns for the last two years and the number at the bottom that says profit is your annual income. You can add any depreciation to that figure. Add them together and divide by twenty-four. **Note: You will have to pay for credit report and appraisal at time of application but these funds will be refunded to you at settlement. (Certain restrictions may apply depending on loan size.) ***Note: We do not pay for your prepaid, escrows, and any prepaid penalties or lender fees that you may have to pay to get out of your current mortgage. On FHA loans, mortgage insurance is provided by the Federal Housing Administration, an agency within the U.S. Department of Housing and Urban Development. Description of a Reverse Mortgage A reverse mortgage is a special type of loan made to older homeowners to enable them to convert the equity in their home to cash to finance living expenses, home improvements, in-home health care, or other needs. If the borrower fails to pay back the loan through mortgage payments, the lender has the right to put the home on the market for sale to recover the money owed to the lender. This is known as foreclosure.This adjustment is based on changes in a pre-selected index, and will take place according to a pre-defined schedule (generally every six months or every year). Your interest rate and monthly payment will fluctuate based on changes in your index. The most common indices are the Treasury Bill, Certificate of Deposit (CD), LIBOR and COFI. Many people use home equity loans to pay off higher interest debt such as credit cards, auto loans, and personal loans. What is the APR? To protect the public, congress decided that a more precise measure of the true cost of a mortgage loan was needed. The concept of the annual percentage rate (APR) was developed to more accurately reflect this cost factor. The APR represents not only the rate of interest charged on the loan but certain other pre-paid finance charges. These costs are expressed in terms of percent and may include, among other costs, the following: origination fees, loan discount points, private mortgage insurance premiums, and the estimated interest pro-rated from the closing date to the end of the month. Quoting Rates to You Before quoting you an interest rate, the loan officer will add on how much he and his branch want to earn. The branch or company sets a policy on how little that can be (the minimum amount the loan officer adds on to his cost) but does not want to overcharge borrowers either (so they set a maximum the loan officer can charge) Between that minimum and maximum, the loan officer has a great deal of flexibility. |
