Appraiser The appraiser will be hired by the mortgage broker or lender to determine the market value of your prospective home based on its condition and the selling prices of comparable homes recently sold in the area. This estimate helps the lender decide a reasonable loan amount for the mortgage. If the down payment on your home is less than 20%, your lender will probably require that you get private mortgage insurance. This insurance insures the lender against possible default on the loan. It is not to be confused with mortgage life insurance or homeowners insurance. The cost of PMI is divided into two parts. The first part is a payment made at the loan closing. The second part is an ongoing payment made each month along with the principal and interest payment.What is escrow?First, the two types of loans are a conforming loan and a non-conforming/jumbo loan. Conforming loans are for amounts between $50,000 to $214,600. Jumbo loans cover loan amounts between $214,600 to $650,000. Higher loan values have special quotes. Loans can be fixed or variable (ARMS). Fixed rate loans are amortized over a period of 30, 15, or 10 years. Due to shorter commitments for rates, ARM (Adjustable Rate Mortgage) rates are typically lower than longer term rates. These are best suited for transient borrowers.Pre Foreclosure Sale - It is also called a short payoff. If you have a financial hardship, you may be allowed to sell your home for a fair market value even if the proceeds of the sale will not be sufficient to pay the loan in full. The shortage may be absorbed by us, the mortgage insurer, the investor or you may be required to pay some or all of the shortage over time. Detailed financial information and proof of hardship caused by circumstances beyond your control will be required for this option to be considered and may not be available on all mortgage types. Once your credit check, appraisals and verifications are complete, this “credit package” is reviewed by an underwriter who makes the loan decision. If your loan is approved, your lender will issue you a loan commitment (a binding agreement) to lend you the money. The commitment spells out all the details of the loan including all charges and fees, closing requirements, and any important conditions including: A list of documents you will need for closing; Information on when the commitment expires; and Important information you should know when closing on your home. The loan commitment may also may have certain conditions that you must meet before the loan is granted—bills you must pay off, or special requirements of the homeowners association, fox example. What Types Of Loans Are Available And What Are The Advantages Of Each? Private Mortgage Insurance What is it? Private Mortgage Insurance is a type of insurance that helps protect the mortgage company against losses due to foreclosure for conventional loans. This protection is provided by private mortgage insurance companies and allows mortgage companies to accept lower down payments than would normally be allowed. If I pay thousands in points and fees, would my rate be lower? Yes. However, it would also take years to break even on your fees. Paying costs assumes rates will never get better and you will never refinance or move. With No Cost loans you pay nothing, so you are free to take advantage of any future drops in interest rates. If you invest what you would have paid in fees in mutual funds, you will likely make money. No cost loans make sense if your new rate is lower than your old rate it is that simple. Interest Interest is the cost of borrowing money, usually expressed as an annual percentage of the loan amount - for example 8.125%, 9.000%, etc. Lenders will offer different rates depending on the type of loan program offered. |
